Long Term Rental Policies

Rules, Regulations and General Information


These rules and regulations are referenced and hereby included as part of your lease as provided for in Paragraph 13 therein.

1. Rent is due on or before the first day of each month. Rent paid after the 5th will be assessed a late fee of 5% of your monthly rental amount. Include the late charge when making late rent payments. If rent cannot be made on time, arrangements should be made with management. Court proceedings may begin on the 10th of each month for tenants who have not settled their accounts to the satisfaction of management.

2. Rent payments may be made by mail or in person at the Bryant Real Estate offices located at:

For your added convenience payments may also be placed in the night deposit box at the Wilmington office. Please make sure your address is on your check.

3. Only emergency maintenance requests are to be made after normal business hours. Any type of maintenance problems will be handled during normal business hours as listed at the top of this page.

4. Only persons listed on your lease are permitted occupants of your rental unit. Under no circumstances are any other person(s) permitted to occupy your rental unit without the prior written approval of management.

5. Please be considerate of your neighbors by controlling the volume of noise emanating from your rental unit. Stereos, TV’s, musical devices, voices or other noises must only be audible from within your rental unit. Bryant Real Estate will not tolerate loud or disorderly conduct. All residents must observe the noise ordinance as established and enforced by local authorities.

6. You are responsible for general maintenance of your rental unit including but not limited to: changing filters, light bulbs, keeping blinds and fans dust free, keeping all drains and toilets free of grease, food, hair, feminine hygiene products, etc. It is strongly suggested that you keep a plumber's friend handy. You will be responsible for any costs involved in maintenance caused by your negligence.

7. All garbage must be in sealed bags and promptly placed inside a proper trash receptacle. Do not place trash outside your doors, on patios, balconies, sidewalks, etc. Large furniture items such as couches, chairs, desks, etc. are not to be placed at the curb at anytime. You may be subject to additional charges for hauling these kinds of discarded items away.

8. No painting, carpeting, vinyl, wallpaper, borders or any other interior/exterior alterations are permitted without the prior written consent of management.

9. Use good judgment when hanging or attaching any items to the walls. While small nails, tacks, and picture hangers are generally acceptable; adhesive hangers, tape, stickers, putty, or anything else that may damage or stain the walls may result in excess charges.

10. It is each tenant’s responsibility to keep all patios, decks, flowerbeds, parking and grassed areas free of all trash, litter, bottles, cigarette butts, etc. In the event that you are responsible for mowing and landscape maintenance of your rental unit or any part there of, we expect that you will maintain it in a manner consistent with the neighborhood.

11. Due to the local fire code, storage and use of charcoal and/or gas grills are prohibited within 10 feet of any building.

12. Pest control and other routine maintenance may be routinely scheduled for your rental unit. You agree to permit vendors authorized by Bryant Real Estate to enter your rental unit as required for these purposes.

13. Harboring unauthorized pets or animals is a very serious violation of the terms of your lease! Unless otherwise stated in your lease and disclosed to management, no pets or animals of any kind are allowed to occupy your rental unit at anytime. There are to be no “visitor” pets or animals allowed under any circumstances. In the event an unregistered pet or animal is discovered you will be subject to the following actions:
a. Upon finding of an unregistered pet or animal in your rental unit you are subject to a fine of up to $300 at the discretion of management. This is in addition to any costs which may be incurred for repairing any damage caused by your unregistered pet;
b. Notwithstanding any other provisions of your lease, management reserves the right to deduct any unpaid charges incurred from this violation from your security deposit held under the terms of your lease;
c. Additionally, management in its sole discretion reserves the right to declare you in violation and breach of your lease, and with proper notice terminate your lease.

14. Please do not obstruct sidewalks, entries or other areas common to all tenants. No one is permitted to loiter or play in or around other living units.

15. You are responsible for the conduct and actions of your guests. Parents or guardians will be responsible for the protection and conduct of their children.

16. There will be a charge if Bryant Real Estate is called out to give access to your rental unit.

17. Please be aware that you are responsible for the proper installation and operation of any washer and/or dryer you provide. You are responsible for any water damage caused by a leak or other malfunction of the machine, and for damage caused by the installation or extraction of machine.

18. You are strongly encouraged to carry sufficient renter’s insurance to cover loss or damage to your personal property. Management is not responsible for loss of contents in your rental unit or for belongings stored or kept on the property.

19. You are responsible for the entire term of your lease. Contact management immediately should circumstances warrant consideration for early lease termination.

20. Parking is permitted for your passenger vehicles only. Unless written permission is granted boats, jet skis, trailers, campers, commercial or other unusual vehicles are not permitted at anytime. Additionally vehicles without current registration or license plate are not to be kept on the premises and are subject to towing at your expense. If designated parking spaces are provided you are expected to only use your assigned spaces. You are also responsible for making sure your guest park only in assigned areas.

21. Your parties and gatherings must be contained within the area of your rental unit. Large or noisy parties or gatherings that bother your neighbors or community or infringe upon their rights of quiet enjoyment will not be tolerated. Should the police be called to respond to a complaint incident to or stemming from your address, immediate eviction may be forthcoming.

22. You as the leaseholder are entirely responsible for your behavior and the behavior of your guests. This includes, but is not limited to, interior and exterior noise and/or damages. Any repairs resulting from these actions will be billed to your account and are payable within 10 days.

23. It is your responsibility to remove any trash accumulation by 9:00 am the following morning for any party or gathering at your address. Failure to thoroughly clean and remove debris will result in additional maintenance fees for proper cleaning and removal of excessive trash as deemed required by management.
